Secondary Dwelling New Build

Halekulani, NSW

A turnkey secondary dwelling delivered at the rear of an 

established Halekulani property. CDC approved, certified, and 

finished to a standard well above what the local market offers, 

from architectural detailing through to landscaping and appliances.


Led end to end by Shafbuild under Design & Construct. 

Delivered ahead of program and on budget. The completed dwelling 

lifted both the equity position and rental yield of the property, 

returning a high market appraisal on handover.

Student Accommodation

Kensington, NSW

Substantial Commencement

A development application in Kensington faced lapsing without 

physical commencement of works. The owner needed to demonstrate 

substantial commencement to keep the DA active and protect the 

approved development rights.


Shafbuild scoped, executed, and certified the minimum works 

required: targeted demolition, concrete works, and documented 

evidence of commencement. The certifier sign-off was the critical 

deliverable, securing the DA's ongoing validity and the client's 

development pathway forward.

Beachfront Apartment - U907

Cronulla, NSW

A full apartment renovation on the ninth floor of a Cronulla 

beachfront building. Designed in-house and delivered end to end 

on an eight-week program.


Polyurethane joinery, 60mm stone benchtops with full stone 

splashback, premium appliances and tapware throughout. Two 

bathrooms and laundry stripped and rebuilt with custom vanities, 

tiling, waterproofing, and joinery. Two bedrooms refreshed with 

upgraded built-in wardrobes. Full reflooring and complete repaint 

across the apartment. The result: a meaningful uplift in both 

capital value and rental yield.

Beachfront Apartment - U911

Strata Structural Advisory

Lilyfield, NSW

A strata apartment owner in Lilyfield required structural advice 

on a proposed internal wall removal. The work needed to be 

assessed, certified, and documented to satisfy both strata 

requirements and building compliance.


Shafbuild provided structural consultation and issued the 

required certification. A small engagement with a clear outcome: 

the client could proceed with confidence, with all approvals 

and structural compliance in place.

Heritage Home Renovation

Randwick, NSW

A heritage home in Randwick with a brief that asks a lot of it. 

More space, more light, a second-storey extension, and structural 

changes throughout. A large-scope renovation made harder by the 

heritage controls Randwick Council applies to homes in this pocket.


Shafbuild leads the full process end-to-end: consultant coordination, 

design strategy, and an approvals pathway designed to secure as much 

scope as the site allows. On a project of this complexity, the 

approvals strategy shapes everything that follows.

Whole Home Renovation

Wyong, NSW

A full home renovation in Wyong following two decades of deferred 

maintenance, failed waterproofing, and major water ingress. The 

property required strategic remediation before any cosmetic uplift 

could be considered.


Shafbuild led the project end-to-end under one Design & Construct 

contract. Scope included licensed asbestos works, external remedial 

works, structural remediation, full kitchen and bathroom upgrades, 

flooring, painting, and carpentry throughout. The completed home 

returned a meaningful uplift in both capital value and rental yield.

Two Storey Residence - Lot 25

part of a two-lot investment development. One of two standalone 

homes (Lots 25 and 26) engaged on a full turnkey Design & Construct 

model, with Shafbuild responsible for end-to-end delivery from 

early planning through to certification and handover.


Shafbuild leads the Design & Construct delivery model, manages the 

full CDC approvals pathway, and coordinates architects, engineers, 

and specialist consultants in alignment with the client's commercial 

brief. Early construction input is provided to de-risk approvals 

and delivery, with Shafbuild overseeing programme, quality, site 

delivery, certification, and structured handover.


Currently in design and approvals, moving to construction once 

subdivision works complete later this year.
