New homes and duplexes
Knock down rebuilds, new homes and dual occupancy, from feasibility and approvals through to handover.
DuplexesShafbuild builds new homes and duplexes, renovates and extends houses and fits out commercial and industrial spaces across the Bayside Council area, from Mascot and Botany to Rockdale and Brighton-Le-Sands. We work across metro Sydney from our office in Kensington, next door to Bayside.
Bayside has planning constraints few other parts of Sydney share: the airport, low ground near the bay and acid sulfate soils. We check them for your lot before design, so the project you draw is one that can be approved and built.

Bayside Council was formed in 2016 from the City of Botany Bay and the City of Rockdale, and its local environmental plan and development control plan now cover both. Near Sydney Airport, council uses the airport’s noise exposure forecast to decide where homes need acoustic treatment, and protected airspace limits building height.
Low ground near Botany Bay and the Cooks River means some lots are flood affected, and council’s flood advice can set minimum floor levels. The LEP also maps acid sulfate soils, where excavation may need an assessment and a management plan. We check all three at the start of design and approvals.
Beyond those constraints, the DCP sets setbacks, height, landscaping, privacy and parking for houses and dual occupancy. On many Bayside lots those controls decide whether a duplex or a larger single home is the better use of the site, which we test at feasibility.
Around Mascot and Botany much of the work is in warehouses and offices that keep operating during the build. We stage the work, separate the site from the business and keep access, services and fire safety running.

Mostly the site controls. Acoustic treatment for aircraft noise (glazing, insulation and ventilation), raised floors or drainage where flood advice applies, and acid sulfate soil management where you excavate all add work. Then come the design, the finishes and, for fitouts, working around a live business. Rather than quote a headline figure, we visit, read the controls for your lot and give you a fixed, itemised scope with any provisional sums flagged upfront.
It can. Council uses the airport’s noise exposure forecast contours to decide where noise sensitive development, such as new homes, needs extra acoustic treatment, and asks for an acoustic report in the noisier contours. Building height near the airport is also limited by protected airspace. We check both at feasibility.
Parts of Bayside sit on low ground near Botany Bay and the Cooks River. Council can provide flood advice for a property, which may set a minimum floor level or affect overland flow paths. We get this before design, because it changes the floor and the site levels.
They are natural soils that release acid when disturbed. Bayside’s local environmental plan maps where they may occur, and excavation in those areas may need an assessment and a management plan. It matters most for basements, pools and deep footings.
Yes. We are delivering a lab and workspace fitout inside an operating warehouse in Mascot. See the Mascot robotics lab fitout.
